This site is centrally located within Ferndown on the eastern side of Church Road, a short distance north of Ringwood Road (A348) between Ringwood Road and St Mary’s Road.

The site extends to 0.57 HA (1.41 acres) and comprises derelict former residential buildings which are to be demolished and redeveloped to provide a high quality care home.
In May 2018 East Dorset District Council granted consent for the demolition of all buildings and construction of a new 72-bed residential care home for the elderly.
The site was attractive to the corporate market as it had existing planning permission and the level of interest was high and the site was sold unconditionally to Barchester Healthcare.
The local demographics are strong and within a 20-minute drive time radius of the site there is a total population of 300,878 people.
The aged population is significantly higher than the national average, with a population of 60,029 aged 65 years plus, of which 30,736 are aged 75 years plus. These reflect 20 per cent and 10.2 per cent of the total population compared to a national average of 16.5 per cent and 7.8 per cent.
