CHALLENGE
Birmingham City Council and Homes England, with consultancy advice provided by Savills development team, has lodged a planning application and unveiled a masterplan for the 2022 Commonwealth Games Athletes’ Village in Perry Bar, Birmingham.
The major regeneration of the former Birmingham City University campus will include the creation of high density residential development housing up to 6,500 athletes and officials during the multi-sport festival. The new masterplan also features a running track and green spaces just a short distance from Alexander Stadium where the track and field events will take place.
SOLUTION
Once the Commonwealth Games are finished, the site will be converted into a mixed-use scheme with around 1,400 new homes, including social, affordable, private rental and private sale. The future development will also feature an extra care village for older people and a community centre.
RESULTS
The full scope of the development team’s involvement includes advising Birmingham City Council and Homes England on: land acquisition and supporting valuation; design and masterplanning; development mix and density; viability, funding and disposal. The site is available due to Birmingham City University’s relocation to a new purpose-built campus in the Eastside district, next to the planned HS2 terminal.
Pursuant to the Birmingham City Council (Perry Barr – Athletes’ Village and Legacy) Compulsory Purchae Order 2019 Savills CPO team are currently advising on the estimate of compensation payable, the acquisition of a number of properties and occupational interests to ensure that delivery of vacant possession is without incident and that agreements are reasched for the settlement of claims. A number of agreements have been reached already on the project including the successful relocation of a car parts business, places of worship and numerious retail business and acquisitions are ongoing.
