We work with a range of clients to deliver this service and support landlords and tenants, whether investors, corporate occupiers or individuals, at all stages of the buildings lifecycle. We also advise tenants on their rights and means of redress.
Commercial property landlords and occupiers have various obligations: our job is to provide bespoke strategic advice to guide them so that requirements to reinstate, repair, redecorate and comply with statute meet specific business objectives for the client.
Broad and in-depth expertise, channelled through a single accountable point of contact
Our involvement begins with an examination of the lease documentation, to determine what is required and what the costs may be. Our services include repairs notices; liability assessments and schedules of dilapidations; lease disputes; lease exit strategies; portfolio dilapidations; schedules of condition; negotiations; and break clauses.
We have a national dilapidations team with experts in all regional offices, with portfolio instructions led from London. The team concentrates on specific sectors, such as retail or city offices, rural or logistics. Each combines a commercial outlook with relevant experience.
All of our senior London directors have sat on the RICS dilapidations working group and speak regularly at events. Supported by the research and knowledge available across the Savills network, our clients gain access to broad as well as in-depth expertise, channelled through a single accountable point of contact.
