
CHALLENGE
The clients had owned the property for 18 years during which time they had operated and developed the business from a basic boat yard with a small range of buildings into a successful operational marina business with a modern light industrial park. They had also secured planning permission to develop holiday lodges and associated facilities on part of the land forming part of the property. They approached Savills in early 2019 as they were looking to dispose of the property and business in order to retire.

SOLUTION
Savills recommended offering this niche property for sale on the open market as it could appeal to operators, local entrepreneurs and lifestyle purchasers. The property, which also included a three bedroom house and additional paddocks, was offered as a whole or in lots. A full marketing campaign was conducted which included national and local advertising and PR, and the property was fully exposed to the market by way of entries on Savills and other relevant websites, social media and target mailing of contacts registered as looking for similar opportunities. An online data room was also prepared as a platform to present the property and business to interested parties.

RESULTS
The comprehensive marketing campaign resulted in a high level of enquiries, with a number of viewings and offers. A sale was concluded in October 2020 to a local business already operating in the marine sector.
