CHALLENGE
To provide comprehensive occupational advice for the leasing of a 37,000 sq ft speculative refurbishment of a laboratory building on a dedicated and established life sciences park in Cambridge.
This involved the provision of market advice, design input, as well as marketing the scheme prior to practical completion of works. 
SOLUTION
Working closely with a joint agent, the building was let to 3 separate laboratory occupiers in 3 deals ranging from circa 7,000 to 18,500 sq ft prior to practical completion of the building works for rents in excess of those originally anticipated.
RESULTS
The leasing of the building ensured that there was no ‘void’ marketing period, and the building became incoming producing at the earliest opportunity.  The letting also welcomed an exciting new 18,500 sq ft occupier to the Park from a nearby established cluster.
