Our client has aspirations to build a large UK Suburban Build to Rent (BtR) / single family portfolio. Project Thistle reflected a rare strategic opportunity to access the sector at scale, however the opportunity was subject to a highly competitive open market disposal process.

The Thistle portfolio consisted of 918 units, predominantly efficiently-configured two and three bedroom houses. As such it represented an ideal opportunity for our client to secure investment grade product and achieve significant scale through a single acquisition.
Savills combined our proprietary knowledge of the UK private rented sector investment market with bespoke demographic research in order to support our client’s successful acquisition. Our appointment served to demonstrate our client’s commitment to the transaction, alleviating potential execution risk for the vendor and fundamental to our client’s selection as the preferred bidder.
We successfully acquired the portfolio on behalf of our client from a Joint Venture of Gatehouse Bank and Sigma Capital Group, having assisted our client in navigating a highly competitive process amongst some of the most prominent and competitive global capital in the market. The success of this transaction has resulted in Savills being retained to act on behalf of our client on an immediate pipeline of similar opportunities.
