How do I calculate rental yield?

Using the calculator above -

  • Input your property purchase price (or current market value).
  • Input the monthly rent charged
  • Input the annual running costs. (Optional, but helps provide a more accurate idea of net yield).
  • Press ‘calculate’.

Are there other costs I need to consider outside of rental yield?

When letting out a property, there are several costs you need to take into account. These include:

  • Stamp duty (if a property has not yet been purchased)
  • Maintenance fees
  • Void periods (when a property is unoccupied)
  • Agent fees
  • Ground rent (leasehold property only)
  • Insurance premiums
