CHALLENGE
Identify a rollout strategy for solar PV across three industrial estates to be funded by SEGRO. Each estate was multi let with FRI leases, this meant that each MPAN was managed by the tenants. Each MPAN is connected to the grid with a cable, determining the cable size as well as the grid capacity to receive electricity in the area was key to understand the scale of the solar scheme.
 
The purpose of this was to create more sustainable assets for SEGRO and for the tenants to pay a cheaper cost for their electricity via PPA.
 
SOLUTION
Savills carried out an intial high level feasibility study identifying maximum solar installation, annual yield and have started collecting the energy consumption data for each unit. Savills engaged with the different District Network Operators to assess which units had constraints.
 
RESULTS
Grid surgeries revealed the units that had constraints, the solar scheme size was reduced accordingly.
 
50 per cent of tenants across the estates have engaged with Savills and provided energy consultion. For all these units, structural surveys have been delivered. An initial financial assessment has been delivered on CAPEX, the PPA price will be identified in the next stages.
