Savills assisted with a grid resilience assessment and a customer side electrical study for a unit due to be let to Tilstone’s new tenant. Part of the remit was to ensure that the building had enough Authorised Supply Capacity (ASC) for the incoming tenant having a requirement for 1MVA (1,000 kVA).

It was discovered through our engagement with the Distribution Network Operator (DNO) that the previous occupier had reduced the ASC from 1MVA to 350kVA. Initial grid surgery also revealed that the ASC had been allocated elsewhere and was contracted to another party.

Savills received estimated costs to increase the ASC based on new service cable installation from local primary substation of £250,000.

SOLUTION
Savills continued to focus on DNO engagement discovering that the contracted party’s deadline to sign the connection agreement had soon lapsed.

High voltage/customer side transformation study was also undertaken to ascertain the location and condition of the side equipment including HV switches, metering, transformer and LV switchgear.

RESULTS
KVA Increase – At no cost the DNO provided Tilstone with a Connection Agreement for 1MVA to satisfy the incoming client’s requirement.

HV study – technical report provided the incoming tenant with peace of mind that they could continue with the agreed let and have the capacity and equipment they needed for the future.
