If you let your property under an Assured Shorthold Tenancy (AST), the upcoming changes to be introduced by the Renters’ Rights Bill will affect you.
At Savills, we play an active role within industry groups. Notably, our Compliance Director, Theresa Wallace, chairs The Lettings Industry Council (TLIC) and is a key member of ‘LARG’ (The Large Agents Representative group). These industry groups have been instrumental in providing feedback to the government throughout the legislative process to help ensure the Bill is practical and effective in real-world application.
What’s happening now?
The Renters Rights’ Bill entered the Consideration of Amendments phase in the House of Commons in early September 2025. MPs debated several of the amendments put forward by the House of Lords.
The Commons has now sent its responses back, and the Lords are expected to review these when Parliament reconvenes after Party Conference week in October 2025.
At that stage, we anticipate having a clearer idea of when the Bill may move towards Royal Assent as well as an implementation date.
