Who are today’s super prime country renters?

Whether a historic rural estate, riverside retreat or impressive modern mansion – luxurious country rentals are a popular choice for many super prime tenants.

Of course, London’s most prestigious postcodes will always be prized by those who want to experience the cosmopolitan buzz of the capital.

But the privacy, space and security offered by super prime properties in rural locations is a big driver for many high-end renters.

IN SEARCH OF THE GOOD LIFE

We naturally still get asked all the usual questions about the proximity to local amenities and schools.

But super prime tenants are often motivated by a desire for rural living on a grand scale, favouring rental homes off the beaten track – frequently set behind electric gates or away from busy roads. 

Rents for such properties can vary widely according to region, and the space they offer can be significant compared to town or city locations – with large gardens or acres of sprawling grounds that make them ideal for weekend retreats, outdoor pursuits and entertaining family and friends.

By their very nature such properties also tend to have the benefit of unrivalled views in leafy surroundings, increasingly complemented by living accommodation kitted out with all the latest creature comforts.

WHAT ARE SUPER PRIME TENANTS LOOKING FOR? 

Similar to those buying at the higher end of the market, tenants expect prime rental properties to be well maintained and finished to the most exacting of standards. 

Leisure facilities such as swimming pools and home spas are often a must, and outdoor entertainment areas – including bespoke garden kitchens and landscaped seating areas – are increasingly important. 

Ample parking and garage space is also a regular request, especially by those who have a collection of high-value cars.

GLOBAL TRAVELLERS

While there is no ‘typical’ super prime country renter, the vast majority tend to be high net worth entrepreneurs or from the world of sports and media.

A lot of tenants are either couples or families with children of secondary school age or above. Sometimes they will own properties elsewhere, but more often than not they will be frequently travelling all over the globe. 

While some tenants will have their heart set on a specific location, others are more open minded – casting their net further afield with the caveat of being within a commutable distance of London or another regional city and close to major airports.

GREATER FLEXIBILITY

High-end country rentals offer great flexibility for those who need to relocate for a relatively short period of time or who are perhaps moving from overseas and are unsure how long they will be staying in the UK. 

Agreeing to a tenancy can be more economical than paying to stay in hotels, while it’s also less disruptive – especially if the tenants have children – as they can settle in one area and enjoy a home from home. 

It can also sometimes make more financial sense in the short term, as the rent may be equal to the stamp duty and legal fees paid on the purchase of a property of similar provenance.

Offering huge amounts of space, plenty of privacy and very often breathtaking views, super prime rental properties provide all the trappings of high-end living in a landmark property without the need to commit to a full-scale purchase.
